The median sale price for Tauranga City lifted again in April to a new record of $937,500. April 2021 was the first full month of trading after the government’s announcements of measures designed to slow the property market. Aimed at investors, the announcements certainly had an impact, with fewer low end sales taking place. This resulted in a higher median sale price. The top end of the market continues to be very busy.
There was a drop in sales volume by 17% over the previous month, however, historically April has always been a slower month than March. Since April 2020 was a lockdown month for the country, it’s not really relevant comparing this years activity to the same period last year.
Properties continue to sell quickly. The average days sell in the region were 30 days.
